How I work. The same way, every time.
Every step is written down and every number is sourced. Choose what brings you here, and I will show you how it runs.
From our first conversation to the day you collect the keys. You will see where every number comes from, and every trade-off is put in writing.
- Step 1 of 5
The brief
Your budget and timeline, how you plan to use the home, and what else you are weighing it against. We can meet in person, speak by phone or start on WhatsApp.
- Step 2 of 5
The shortlist
Three to five homes, each shown with registered sales from the same building or community, the service charges, and what I would watch for.
- Step 3 of 5
The visit
In person, or by video if you are abroad. I bring the questions worth asking the seller or developer, and I tell you which answers matter.
- Step 4 of 5
The offer
A price grounded in recent comparable sales. I handle the negotiation and explain each counter-offer to you in writing.
- Step 5 of 5
The transfer
Memorandum of understanding, NOC, then the trustee office or Oqood registration, with your lawyer or adviser copied in throughout.
A valuation you can check for yourself, and a launch planned to protect your price. I keep you informed, so you never have to chase.
- Step 1 of 5
The valuation
A written range drawn from registered sales in your building or frond. It is never a number designed to win the listing.
- Step 2 of 5
Positioning
Staging advice, editorial photography and film, with a clear account of why your home is worth what it is.
- Step 3 of 5
The launch
Your home is presented privately first, to buyers I already advise. Portals and social media follow only if you want it public.
- Step 4 of 5
Viewings and offers
Each viewing is qualified and accompanied. Offers are laid out side by side for you, in writing.
- Step 5 of 5
Through to transfer
NOC, the buyer's finance checks and the trustee office, all managed until the funds are with you.
The right tenant at a rent you can stand behind, with the paperwork done properly.
- Step 1 of 5
The rent
A range drawn from registered Ejari contracts in your building or community, each one dated and sourced.
- Step 2 of 5
Preparation
A snagging list, photography and a clear inventory, all done before anyone views the home.
- Step 3 of 5
Marketing
Listed with the correct permits and shown only to qualified tenants.
- Step 4 of 5
Selection
I check references, documents and cheques before I recommend anyone to you.
- Step 5 of 5
Contract and Ejari
Tenancy contract, Ejari registration, keys and a move-in inspection, recorded with photographs.
Waterfront and golf course homes to rent. I shortlist honestly and negotiate fairly on your behalf.
- Step 1 of 5
The brief
Your move-in date and budget, schools and the commute, and the things you will not compromise on.
- Step 2 of 5
The shortlist
Homes that fit, alongside what similar homes have actually rented for, so you can see where the asking rent sits.
- Step 3 of 5
Viewings
Grouped into one well-planned day, or by video if you are still abroad.
- Step 4 of 5
Terms
Rent, cheques, maintenance and notice periods, negotiated for you and written into the contract.
- Step 5 of 5
Move-in
Ejari, DEWA connection and a photographed inspection on your first day.
Some things are not advice.
- Promise returns, yields or growth. Past prices are history, not a forecast.
- Push a launch simply because it is new.
- Show you a render without telling you it is a render.
- Inflate a valuation to win a listing.
- Share your name, your budget or your home without your permission.
