Market01

"Zara is never next to Hermès."

A luxury brand chooses its neighbours to protect its value. Ultra-luxury homes work the same way: what stands next door is part of the price.

Addresses02

Seven of the ten biggest deals face the sea.

The ten most expensive homes sold in Dubai include a Naïa Island plot at AED 560M (June 2026), the Como penthouse at AED 500M (November 2023) and an Aman penthouse at AED 422M (March 2026).

Seven of the ten are on the sea. Water is what the richest buyers pay most for, and beachfront land in the centre of the city cannot be made again.

Buying advice03

Add 6 to 18 months to any handover date.

Six projects in my guide have moved their handover: Como Residences from Q3 2027 to Q2 2028, Armani Beach from 2026 to 2027, Six Senses The Palm from Q4 2024 to June 2026.

Off-plan means a lower entry and a payment plan. It also means waiting, often longer than promised. Plan your finances around the later date.

Buying advice04

Six things that set the price.

When two homes look similar but one costs double, the reason is almost always one of these: scarcity, neighbours, water, brand and service, architecture, and delivery.

Score any home on all six before you look at the price.

Buying advice05

Budget about 4% on top of the price.

The Dubai Land Department transfer fee is 4% of the price, plus a few small fixed fees for the title deed, trustee office and registration.

On a AED 50M ready home, that is about AED 2.01M in government and trustee fees.
